Selling Your Home: First Impressions Count

By looking at a home's outside appearance, a potential homebuyer is likely to form an impression of what the interior of a home looks like. So if you're in the process of selling your home, you can attract more potential buyers by enhancing your home's curb appeal with some of the tips presented by the Jessica Baker Team below.

Curb Appeal in Under 24 Hours

If you're in a rush, you can carry out several little jobs in under 24 hours to add curb appeal. They include:

  • A splash of paint. Your front door is the first thing onlookers and passers-by notice. A chipped or cracked door gives the impression your home isn't well-maintained. Beautify your front door by giving it a fresh coat of paint.

  • Light fixtures. Now that you have a newly painted front door, why not highlight it with some fancy lighting fixtures? It's one of the easiest and cheapest ways to add curb appeal.

  • New mailbox. If your mailbox is beaten up and rusty, buyers may think the inside of your home is in poor condition. Replace it with a new one.

  • Power wash walls and driveways. Over time, your walls, pavers, and fences can accumulate grime. Blasting them with a power washer has a dramatic effect on your home's exterior appearance.

  • A path to success. Installing landscape lighting on either side of the path leading to the front door is an alluring addition and an excellent way to impress buyers who come to view your home after sunset.

  • Window boxes. Remodelista notes that window boxes are easy to construct and just as easy to install. Depending on the variety of flowers you choose to plant, you may have blooms in less than a month, or you can fill the window boxes with colorful blossoms from your local nursery.

Fencing

If you decide to install a fence in front of your home, Family Handyman points out that you have several options. This project may take some time, but it's well worth it. Not only does it add character to your home, but it provides a sense of security for any potential buyer. A fence is particularly appealing to buyers who have children or pets.

Porch Appeal

If your home has a porch, why not spruce it up? Consider laying new tile over the existing floor. Installing a swing or other type of seating is an excellent idea. It gives the impression of a friendly and social neighborhood and is ideal for buyers to sit and chat with you after viewing your home. You can save some money by building a porch swing yourself.

Repairs

You can also enhance your home's curb appeal by undertaking some simple repairs. Adverse weather conditions may have caused part of your existing fence to fall, or it may just need a lick of paint to bring it back to life. After sprucing up your front door with a fresh coat of paint, complete the upgraded look by replacing old door knobs and door knockers with new hardware.

Simple Yet Effective

Enhancing your home's curb appeal needn't break the bank nor take up much of your time. Simple yet effective techniques, from installing a window box to washing down your driveway, can go a long way to making a sale.
